Tenant Rental Criteria
- All prospective tenants eighteen (18) years old and over must complete a rental application.
- The application processing fee is $30 per person.
- False or incomplete information by any applicant, supplied on the rental application, will constitute a denial to rent.
The following tenant rental criteria are standards that will be used to judge your application for tenancy. You must meet the following standards to qualify for a rental in our properties. Applicants are judged on the same standards, one person or one family at a time, on a first come first serve basis. Please complete the application entirely. Incomplete applications will not be accepted nor processed.
- APPLICATION: Applications are available by downloading from our website, by mail, or may be picked up at our office. All adults occupying one of our properties must be tenants on the lease, and all occupants of any age must be listed on the application. Income verification, credit history for all applicants and rental history will be investigated and verified. False information provided on an application immediately disqualifies an application for approval.
- EMPLOYMENT REQUIREMENTS: Employment will be verified. At a minimum, employment history should reflect six months with current employer and/or six months with previous employer. Recent graduates must provide proof of enrollment or graduation. Self-employed applicants must provide a current CPA-prepared financial statement or most recent tax return. Retired applicants will require copies of annual benefit statements to verify income. Students can qualify with written verification of financial aid, parental support, scholarships and/or supplemental savings equal to 12 months of rental payments.
- INCOME REQUIREMENTS: The combined gross income of all persons living in the rental should be three times the monthly rental rate. Applications that do not meet the above employment or income requirements must provide savings account statements showing a balance equal to 12 months of rental payments.
- RENTAL HISTORY: Applicants must provide name, address and dates of tenancy for previous landlords for up to four years. An application will not be approved if there are any previous evictions, defaults in lease agreements, untimely rental payments, or outstanding balances owed to another landlord. Print and sign your name on the RENTAL APPLICANT REFERENCE FORM in order for us to obtain rental verification from your current or previous landlord.
- CREDIT HISTORY: Your credit must reflect that all accounts are current. Application for tenancy could be denied if you have filed bankruptcy within the past 18 months. Any Bankruptcy must have been discharged at least one year from the date of the application.
- OCCUPANCY GUIDELINES: To prevent overcrowding and undue stress on plumbing and other building systems, we restrict the number of people who may reside in one of the properties. In determining these restrictions, we adhere to all applicable fair-housing laws. We allow two persons per bedroom+one. For example, a one-bedroom apartment could house three people, and a two-bedroom apartment could house as many as five people, etc.
- IDENTIFICATION: A copy of the Driver’s license or valid state-issued identification to be provided if approved.
- SMOKE AND DRUG FREE: Tenants are required to sign an addendum to the Rental Agreement agreeing to maintain a smoke-free, drug-free, and crime-free residence.
- REASONS FOR DENIAL: Any applicant who has ever been evicted, has ongoing credit issues, has a history of damaging property, has a poor rental reference(s), provides false information, or has ever been convicted of certain crimes will likely be issued a denial letter.
- First month and Security deposit must be paid by cashier’s check or money order only, upon approval.
